Portfolio Management Associate

nn Key Responsibilities: nn nn n nn nnThe Portfolio Management Associate will provide critical strategic and analytical support to Green Courte’s Portfolio Management team.

Key responsibilities for this highly visible and impactful position include:nn nn n nn Preparing, reviewing and presenting materials for Green Courte’s quarterly and year-end fair values of its real estate portfolio Building analytical tools to assist with the execution of pricing strategies for for-sale and rental manufactured home inventory across Green Courte’s growing portfolio of land-lease communities Providing analytical support for Green Courte’s operating companies in the senior housing, land-lease, and parking industries, including but not limited to: nn
– Creating analyses in support of strategic business decisionsnn nn
– Assisting in the development of KPIs and performance reporting toolsnn nn
– Tracking industry trends and understanding correlations with company performancenn Conceiving, building, and maintaining dynamic financial models to monitor and provide insight on asset-, sector­­­-, and fund-level performance and returns Developing detailed financial analyses to evaluate value-add opportunities Analyzing and executing strategic dispositions Performing financial analyses for informing fund-level cash flow decisions including: refinancings, dispositions, capital calls, and distributions Working with senior leadership to evaluate sector-level disposition strategies, including both private and public sector-level exits Creating clear and consistent performance reporting, analysis results, and pricing strategy recommendations to senior leadership and other internal stakeholders Working closely with third-party appraisers and auditors in conjunction with the fair value process nn n nn nn Experience and Qualifications: nn nn n nn BS in real estate, finance, engineering, or economics; minimum GPA of 3.5 preferred Minimum 2-3 years of experience as an analyst for an investment firm, investment bank, consulting firm, or other similar professional exposure Proficient in financial modeling tools, including excellent Excel skills Experience with SQL a plus Ability to distill, organize, and present insightful conclusions from large volumes of data Command of private equity and real estate valuation concepts, including DCF, IRR, NPV, cap rates, and replacement cost Experience with public market valuation concepts, including comparable analyses, NAV, etc.

a plus Strong financial acumen Exceptional analytical and communication skills; multiple writing samples will be required Exceptionally organized and detail-oriented with the ability to work efficiently and accurately under pressure in a fast-paced environment Ability to work independently with limited supervision Real estate experience is preferred
